I fully admit that in MOST cases I’m more of a traditionalist when it comes to builds, but every once in a while I find myself with a craving for something a bit more modern.
Whether you want something eco-friendly and contemporary, or your sim is looking for a full-blow AMAZING mansion, there’s something on this list for you.
Best Sims 4 Modern Houses
1. Clair De Lune Modern House by Moniamay72
The Clair De Lune build is a sophisticated, modern home that’s perfect for your classiest sim.
Built for a family of 6, it has a collection of gorgeous rooms that are build with modern chic in mind. The color palette for this house focuses on natural woods and pristine white. There is NO CC used to build this house, but the following packs were installed:

I particularly enjoy the clean landscaping along with the generous, luxury pool you get on the patio. It was originally built on a 40×30 lot.
2. Modern Colorful Home by Michaela Sims
This cozy modern home is perfect for 1 or 2 sims.
It features a single bedroom, a modern kitchen with a dining space, a welcoming modern entryway, a bathroom, and a loft style bedroom and art space. It’s manages to be both modern and cozy in the same space, and is perfect for a younger sim.
You’ll have to fork over §65,726 to get your hands on this bad boy. And it was originally built in Newcrest on a 15×20 lot.
3. Modern Ranch by Mr. Oklan
The Modern Ranch is a cute-yet-sleek family ranch that only requires Horse Ranch and the base game to get everything in it.
It was originally built on a 40×30 lot in Chestnut Ridge, and has 3 bedrooms and 3 bathrooms – perfect for the growing family. It costs §99,679 and is a very trendy modern ranch style.
I really love the large windowed space that you get right in the front of this build.
4. Container House by Plumbjack
This Container House is a tad bit more eco-focused than some of the others on this list with its recycled container look.
It’s a small house with 1 bedroom and 1 bathroom built on a 30×20 lot in Evergreen Harbor. It costs §59,642, and genuinely adds a unique lot to your game. This is another pick I would probably download and use in my homesteading, off-the-grid gameplay.

5. Desert Chic Tiny Home by XFreezerBunnyX
For a modern, chic tiny home that’s perfect for the desert, you need this one.
It legitimately looks like a tiny home you’d rent on AirBnb. It’s fit with a single bedroom, bathroom, living and kitchen space and a gorgeous yard. The outdoor space features a modern deck, a fireplace and a sitting area along with a well-groomed path.
It’s a great space for a single sim or a modern couple.
6. Modern Cliff House by Summerplays
I LOVE this Modern Cliff House but full disclosure it does require CC. Rarely do I publish houses that require CC, but I HAD to make an exception for this one. You can find all the files you need to make this bad boy work on Summerplays’ Patreon.
This house is built on Windenburg Island, and you likely need to put it on that lot to get the full experience. This house features 1 bedroom, 1 bathroom and a shared space for the kitchen, living and dining room. But perhaps my favorite piece is the glass tank pool on the second level.
7. Tropic Ana Modern House by Moniamay72
If you’re looking for a home with beach luxury, then the Tropic Ana build is for you.
It’s a tropical modern home built for a family of 6 with a gorgeous outdoor space featuring a large pool with several different outdoor lounge areas built. I particularly like the lower deck dining space that’s built into the pool.
This house was built without any CC on a 40×40 lot, however the following packs were installed:

8. Luxury Horse Ranch by Kate Emerald
Another gorgeous lot by Kate Emerald, the Luxury Horse Ranch is perfect for your ranching sims that love things that have a more recent vibes.
I believe there are 3 bedrooms in this home, but its the outdoor space that really stands out for me. The basement has some super cute tiles in it, but I think it’s the long, winding driveway that really steals the show.
9. Modern House by Create4Sims
This Modern House is SUPER CUTE.
It has 2 bedrooms – 1 for parents and 1 for a kid, and it’s truly stunning. This is the house that you see in the cover image for this post.
The lot itself is CC free, but you do need the following packs to make sure it works properly:

10. Oasis Springs Modern Loft by stephanyeD
This Oasis Springs Modern Loft is gorgeous, and perfect for anyone who wants a modest 1 bedroom, 1 bathroom house that’s chic and gorgeous.
I think I like this house so much because it reminds me of the houses in the area of Mexico I live – many of them are fully-walled and it’s AMAZING what’s behind them. In the case of this build, the indoor pool is a complete delight.
The house also features a lot of natural lighting and an overall minimalistic and modern look and feel. You can find it on the Sims 4 Gallery via the ID stephanyed.
11. Modern Cliff House by Simmersed
Another fun and unique build is this stylish Modern Cliff House.
This house is built on a 50×50 lot in Oasis Springs, and while the house is small itself, there’s A LOT of landscape to keep the area interesting. It has 3 bedrooms, 3 bathrooms and a separate study area.
It’s fully furnished and I truly love the use of the modern furniture and bright 360-degrees of natural light. You can find it on the Sims 4 Gallery under the ID TracySim11.
12. Oasis Summer Cabin by Lhonna
The Oasis Summer Cabin is the perfect home away from home.
It’s a modern cabin with a large garden and pool area, perfect for your sim’s elegant vacation space.
This is NOT a cheap lot, racking up a whopping bill of §157,115. There are 2 bedrooms in this house, you also get a kitchen, 2 bathrooms, dining area, living room, and an outdoor space with a pool and hot tub.
It does not require any CC, but the following packs were installed when it was built:

This Container Eco House is SO CUTE, and totally practical for the modern sim that’s dedicated to green living. I truly love the eco ads onto this home, like the solar panels.
It was originally built in a 30×40 lot in Mt. Komorebi, and will cost your sims §44,012 to move in. It’s made completely without CC, but the following packs were installed when it was made:

14. Tiny Modern by Danuta720
The Tiny Modern build is a tad bit lager than most “tiny” spaces (note: it’s NOT a tiny residential home), but it’s not as big as some of the houses on our list.
This 2 story home has 1 bedroom and 2 bathrooms, and is built on a small 20×15 lot. It’s fully furnished throughout, and will set your sims back §160,606 – which is most certainly NOT a “tiny” budget.

15. Minimalist Underground by Kate Emerald
I really LOVE this Minimalist Underground Home.
While it only has 1 bedroom, I picked it because it’s highly unique and perfect for that single sim that needs a nature-focused space that’s very modern.
You get a pool, hot tub, and a truly minimalistic vibe.
16. Modern Family Home by ThePlumbJack
The Modern Family Home is a sleek-looking style lot that’s perfect for your family.
It has a 4 bedrooms and 3 bathrooms, and was built on a 30×20 lot in San Sequoia. My favorite part of this is PROBABLY the cute outdoor eating area. But it’ll cost your family §108,241.
There is NO CC in it, which makes it a great catch, and you can download it right from the gallery with the ID jacek234_1.
17. Malibu Barbie Mansion by Kate Emerald
If you want something wildly modern (and super cute!) then the Malibu Barbie Mansion is for you.
For those that want to add a lil’ Barbie mansion to their game, this is fully decked out. It has pink decor (SO MUCH), gorgeous flowers and an amazing outdoor space for you to throw some stellar parties in – hello grand pool!
It has 7 bedrooms and 7 bathrooms, and you can find it on the gallery with the ID KateEmerald.
18. Designer Cube by Lhonna
I really love this funky Designer Cube home.
It’s a small, modern house that features an open plan kitchen, dining area and living room. There’s only 1 bedroom, but there’s a home office and 2 bathrooms. I particularly like the sun deck and the overall outdoor space you get with this build.
This property will set your sims back §87,563 if they want to move in, but I honestly think it’s worth it. It was originally built on a 20×20 lot and has been play-tested!
19. Modern Eco Home by Create4Sims
Another cute boxy build is the Modern Eco Home.
It’s perfect for a family of 4 with 3 bedrooms and a ton of space outside for gardening and outdoor activities. For families that are looking for an eco-friendly house, this is for them.
It’s a CC free download, but it contains the following packs:

20. Book Nook Cabin by Kate Emerald
Perhaps my favorite build on this list is the Book Nook Cabin.
It’s a modern luxury build that’s created with books in mind. This house has a very far back in the woods vibe to me. Overall there are 2 bedrooms and the outdoor space is simply amaxinb.

21. Forest Tiny Home by Paul Pancake
If you want a legitimate tiny home that’s surrounded by rich greenery and nature, then the Forest Tiny Home is for you.
This IS a tiny home, so it’s really just going to fit 1 or 2 sims, but it’s very modern with plenty of usable outdoor living space. I happen to love the front deck area, the overgrown garden is gorgeous, and the BIG bay wall full of windows is truly awesome.
This is EASILY a house I’d add to my game and play in. You can find it in the Gallery with the ID paulpancake.
22. Ego Nest by xogerardine
The Ego Nest is both adorable and truly modern.
Sadly it’s only a 1 bedroom, 1 bathroom hose, so it won’t work for a family. But it’s a great house for an up-and-coming doctor or vet! And you’ll probably need a doctor’s salary to pay the §61,039 price tag.
It doesn’t require any CC, however the following packs were downloaded when it was made:

23. Desert Luxe Mansion by Kate Emerald
You’ll need the Desert Luxe kit for this gorgeous mansion, but it’s totally worth it.
It has 2 bedrooms, but it’s really the outdoor space with the massive pool and sleek gathering area that makes the home a real standout. It was originally built in Sulani, so you could also use it as a beachy rental if you want to too!

24. Loft house by Create4Sims
The Loft House is a funky, fun design that’s perfect for the modern sim.
This home is perfect for a single sim or a couple. It features an open-space living and kitchen area, which helps make the small space feel much larger. The upstairs has a loft bedroom, which feels very spacious and even has a balcony.
The build is CC Free, but it did use Get Together, City Living, Cats and Dogs, Seasons, Island Living and Cottage Living.
Final Thoughts: Sims 4 Modern House
There are PLENTY of modern houses out there, regardless of how you like your modern houses to be designed. I have to say, I air on the side of unique builds like the underground minimalist home. However there are some AMAZING and MASSIVE Sims 4 modern house to chose from as well.
